Taking the first step into renting your own home can feel daunting — especially when you’re unsure where to start. Whether you’re a student, a young professional, or simply leaving home for the first time, there’s plenty to consider — from budgeting to understanding tenancy agreements.

At Pebble Mountain Properties, we believe your first renting experience should feel exciting, not overwhelming. That’s why we take the time to listen, understand what matters to you, and guide you every step of the way  – so you can find a place that genuinely feels like home.

Here’s our helpful guide to get you started.

Let’s Talk About What You Need

We know every renter is different  – and your home should reflect that.

Whether you want to be near university, close to work, have space for a pet, or want something fully furnished, we’ll take the time to understand your must-haves and nice-to-haves. At Pebble Mountain Properties, we’re not about matching you to just any rental, we’re about matching you to the right one.

Budgeting for Rent

Renting for the first time often means dealing with new costs. Here’s a quick look at what to plan for:

  • Monthly rent
  • Deposit (typically 4-5 weeks’ rent, held in a government-approved deposit scheme)
  • Utilities: Gas, electricity, water
  • Council tax (unless you’re exempt, e.g., full-time students)
  • Broadband/TV licence
  • Contents insurance

We’ll explain each of these clearly — no jargon, no hidden surprises – just straightforward advice to help you budget confidently.

Student? Let’s Talk HMOs

If you’re a student looking to share, you might hear about HMOs (Houses in Multiple Occupation). These are typically a property shared by three or more unrelated people.

HMOs can be a great option for affordability and social life, but they must be licensed and well-managed. We only work with properly licensed HMOs and will help you find one that suits your lifestyle, study schedule, and budget.

Understanding Leases and Agreements

Tenancy agreements can be intimidating, especially if you’ve never signed one before.

In Scotland, most tenants will be on an a Private Residential Tenancy (PRT). These open-ended tenancies offer key legal protections and flexibility for both tenants and landlords.

We’ll guide you through the key parts of your agreement, including:

  • How your tenancy works and your rights under the PRT

  • When and how to pay rent

  • How your deposit is protected in a government-approved scheme

  • What to do if something goes wrong during your tenancy

No question is too small – we’re here to make sure you understand exactly what you’re signing.

Do I Need a Guarantor?

If you’re a student or don’t yet have a regular income, many landlords will ask for a guarantor – usually a parent or close relative who agrees to cover rent if you’re unable to.

We’ll explain what’s involved and guide both you and your guarantor through the process, keeping things as straightforward as possible.

Getting Ready to Move In

Once you’ve found your new home and the paperwork’s done, we’ll help you get ready to move in with confidence. Here’s what to expect:

  • Agree a move-in date

  • Transfer utilities into your name

  • Take opening meter readings

  • Walk through the inventory together

  • Take your own photos for peace of mind

Even after you’ve moved in, we’re just a call or message away if you need anything.

The Summer holiday season is now here – and for many of our tenants at Pebble Mountain Properties this means it’s time to travel, visit family, or simply take a well-earned break. If you’re going away for more than two weeks, it’s important to inform your letting agency when going away, as well as take key steps to protect your property from theft, damage, or seasonal issues while you’re gone.

Letting your property sit empty without notifying us can increase the risk of avoidable issues, from security concerns to winter damage, and even insurance complications. That’s why we’re here to help you plan ahead.

As your trusted rental management team, we want to ensure your home stays safe, secure, and exactly how you left it.

Let Us Know You’re Going Away

If you’ll be away for more than fourteen consecutive days, please let the Pebble Mountain Properties team know in advance. Most tenancy agreements require tenants to notify their letting agent or landlord if the property will be vacant for more than a specified time – typically 7 to 14 days.

Why it matters:

  • It helps us keep an eye on your property while you’re away.
  • We can alert you quickly in case of emergencies (like a burst pipe or power outage).
  • It may be a condition of the landlord’s insurance policy, which could be invalidated otherwise.

Just drop us a quick email or call with your away dates and an emergency contact – we’ll take care of the rest.

Secure Your Home Against Theft

Your peace of mind matters to us. Before heading off, make sure your rental property is properly secured:

  • Double-check all doors and windows are locked.
  • Use timer switches on lamps to give the impression someone is home.
  • Don’t post your travel plans on public social media accounts.
  • Ask a friend or neighbour to keep an eye on the property.
  • Test your alarm system and let us know if it’s not working properly.

At Pebble Mountain Properties, we care about your safety, and we’re always happy to offer additional security tips if you need them.

Save Energy While You’re Away

A few small steps can reduce your energy bills while you’re away and minimise risk:

  • Unplug unused electronics and appliances.
  • Turn off lights and devices at the wall.
  • Empty perishables from the fridge.
  • Switch off the boiler if weather conditions allow and you’re confident it’s safe to do so.

If you need advice on how to do this properly, Pebble Mountain Properties is here to help – just ask.

Check Your Insurance Cover

Before leaving, review your contents insurance to make sure it covers unoccupied periods. Some policies become void if a property is left empty too long. And remember, if you’ve let us know your dates, we can support any insurance claims by confirming that you took the right steps in advance.

So Remember…..

The holidays should be a time for rest, fun, and making memories – not worrying about your rental home. At Pebble Mountain Properties, we’re committed to supporting our tenants throughout the year. So remember to inform your letting agency when going away and follow these simple steps to enjoy a stress-free break.

If you have any questions, feel free to contact us—we’re just a call or email away.

Tenant Tips To Avoid Damp And Condensation In Your Rental

As a tenant, knowing how to avoid damp and condensation in your rental home is key to maintaining a healthy and comfortable living environment. With the days getting longer, brighter, and warmer, now is the perfect time to let in some fresh air and take proactive steps to keep your home free from moisture-related issues.

Damp, mould, and condensation not only affect the condition of the property but also have negative implications for your health. At Pebble Mountain Properties, we want to help you keep your rental home in great condition, so we’ve pulled together some simple, effective tips to help you minimise the risk of damp and condensation.

1. Ventilation is Key

Proper airflow is essential to preventing excess moisture from accumulating indoors. Here’s how to improve ventilation:

  • Open windows regularly: Even just a small opening helps circulate air and reduces humidity.
  • Cross-ventilate: Open windows on opposite sides of the property to create a natural airflow.
  • Ventilate after activities: Always open windows or use extractor fans after cooking, showering, or bathing.
  • Keep trickle vents open: These small openings on window frames provide a steady flow of fresh air.
  • Don’t block vents: Ensure that permanent air vents or airbricks remain unobstructed.
  • Ventilate cupboards and wardrobes: Leave gaps between furniture and walls to prevent stale, trapped air.

2. Moisture Control

Managing moisture at its source can dramatically reduce the risk of condensation.

  • Dry clothes outdoors or in ventilated spaces: Avoid drying clothes indoors when possible.
  • Cover pans when cooking: This helps reduce steam and limits water vapour.
  • Close doors in wet areas: Contain moisture by keeping bathroom and kitchen doors shut during and after use.
  • Wipe down wet surfaces: Regularly drying windowsills, tiles, and other surfaces helps prevent mould growth.
  • Use a dehumidifier: These devices can significantly lower humidity, especially in winter months.

3. Heating and Insulation

A consistent indoor temperature helps reduce the likelihood of condensation forming on cold surfaces.

  • Maintain a steady temperature: Avoid allowing your home to become too cold, especially overnight.
  • Ensure proper insulation: Insulated walls, floors, and ceilings retain heat and reduce condensation.
  • Consider using central heating: Keeping your space evenly heated can reduce cold spots where moisture collects.

4. Furniture Placement

Even furniture can play a role in controlling moisture levels in your rental home.

  • Leave space between furniture and walls: This allows air to circulate and prevents mould from forming.
  • Don’t overfill cupboards and wardrobes: Crowded spaces trap moisture and limit ventilation.

5. Reporting Damp and Mould

Even with the best efforts, damp and mould can still occur. When it does:

  • Report it promptly: Let your landlord or letting agent know as soon as you spot signs of damp or mould.
  • Know your rights: As a tenant, you have the right to live in a safe and well-maintained property.
  • Be aware of upcoming changes: From October 2025, social landlords must address emergency repairs, including damp and mould, within 24 hours.

Final Thoughts

Following these simple steps can help you prevent damp and condensation in your rental home, keeping it in tip top condition for your comfort and your landlord’s peace of mind. At Pebble Mountain Properties, we’re always here to support both tenants and landlords.

If you’re planning on visiting family and friends this festive season, remember to take extra steps to protect your rental home during your absence. Following these simple yet effective tips can help ensure your property remains safe, secure, and damage-free while you’re away.

Prevent Frozen and Burst Pipes

Winter weather typically brings freezing temperatures, which can cause significant damage to water pipes. Here’s how to avoid costly repairs:

  • Turn off the water supply: Shut off the main water supply and drain the system if you’ll be away for an extended period.
  • Maintain a low temperature: Set your heating to run periodically at a low temperature. This will keep your home warm enough to prevent pipes from freezing.
  • Open roof space access: If your property has loft spaces, leave the hatch open to allow warm air to circulate and protect exposed pipes.

Reduce Fire Hazards

The festive season often includes extra electrical decorations, but these can pose fire risks if left unattended.

  • Unplug appliances: Turn off non-essential electrical appliances at the wall sockets to reduce energy use and minimize fire hazards.
  • Monitor Christmas lights: Never leave fairy lights or other decorations on while you’re not home.

Deter Burglars with Smart Solutions

Dark, unoccupied homes can be a target for opportunistic thieves. Take these steps to make your property appear occupied:

  • Install timers: Use time switches on lights to create the impression of someone being home. A well-lit property can deter potential intruders.
  • Inform trusted neighbours: Let your neighbours know you’ll be away so they can keep an eye on your home and report any suspicious activity.
  • Secure all entry points: Double-check that all doors and windows are securely locked before leaving.

Check Your Lease Requirements

Your rental agreement may include clauses about notifying your landlord or letting agent if you’re planning to be away for more than a few days. Reviewing these terms ensures you stay compliant and avoid any issues during your absence.

Verify Your Contents Insurance

Accidents happen, and it’s essential to have peace of mind knowing your belongings are protected. Take a moment to:

  • Confirm coverage: Ensure your contents insurance policy covers theft and damage caused by incidents like burst pipes or fire.
  • Update details: Inform your insurer if required to ensure your policy remains valid.

Consider Additional Safeguards

  • Pet arrangements: If you have pets, make sure they are cared for by a trusted friend or boarding service.
  • Mail collection: Ask a neighbour to collect your post to prevent it from piling up and signalling your absence.
  • Clean gutters: Before leaving, clear gutters of debris to prevent blockages that could lead to water damage.

Why These Steps Are Vital

Taking these precautions not only protects your property but also helps maintain a good relationship with your landlord or letting agent. Being proactive demonstrates responsibility and minimises the risk of issues arising in your absence.

By following these steps, you can enjoy the festive season with peace of mind, knowing your rental home is secure. At Pebble Mountain Properties, we’re here to help tenants and landlords alike. If you have any concerns about your property, don’t hesitate to get in touch with us – service@pebblemountainproperties.com.

As a landlord in Aberdeen, maximising the appeal of your rental property is key to securing long-term, reliable tenants. With the unique demands of Aberdeen’s tenant population – including oil and gas industry professionals, students, and young families – it’s important to stay ahead of the curve. Without too much effort, by simply modernising interiors and offering energy-efficient features, you can enhance your property’s appeal and attract high-quality tenants.

Modernise Interiors for a Fresh Look

Modern, clean lines create an airy, calm interior

First impressions matter. Tenants are increasingly seeking properties that feel fresh, modern, and well-maintained. If your property looks dated, it may struggle to stand out. Simple updates like fresh paint, contemporary lighting fixtures, and modern flooring can make a significant difference.

Neutral colour schemes for walls and carpets appeal to a wider audience, allowing tenants to envision their personal style within the space. Updating kitchen cabinets, countertops, and bathroom fittings will also give your property a polished look without requiring a complete renovation. Stainless steel appliances, sleek bathroom tiles, and energy-efficient LED lighting can turn a tired property into a modern, inviting home.

Invest in Energy-Efficient Appliances and Features

Photo of an energy efficiency rating, highlighting the importance of cost savings

Invest in Energy Efficient Appliances for Cost Savings

Energy efficiency is a growing priority for many tenants, especially with rising energy costs. Properties that offer cost-saving features are much more attractive to tenants, particularly during Aberdeen’s colder months. Investing in energy-efficient appliances such as A-rated washing machines, dishwashers, and refrigerators not only makes your property eco-friendly but also lowers utility bills for tenants.

Beyond appliances, ensure that the property is properly insulated. Consider upgrading windows to double glazing and installing energy-efficient heating systems, such as smart thermostats, to provide better control over heating costs. This can be a big selling point, especially during winter when heating bills can soar.

Ensure the Property is Well-Maintained

Photo of a handyman carrying out electrical checks on sockets

Ensure Your Property Undergoes Regular Maintenance Checks

No matter how modern or energy-efficient your property is, poor maintenance can drive away potential tenants. Routine maintenance not only keeps your property in good condition but also signals to tenants that you care about their living experience.

Consider using a professional lettings agency to look after your property so that you can get on with your day to day. As part of the service, they will carry out regular safety inspections to ensure the property is in top shape, checking for issues like dampness, plumbing leaks, and faulty wiring. They will also ensure that the heating system is regularly serviced, particularly before winter. This is especially crucial in Aberdeen, where the cold climate can exacerbate issues like frozen pipes or inadequate insulation.

In addition to keeping the property functional, address any aesthetic issues that could detract from its appeal. Fix cracked walls, peeling paint, or worn carpets. A well-maintained property not only attracts new tenants but also encourages current ones to renew their lease.

Market the Property Effectively

To stand out in a competitive market like Aberdeen, where demand fluctuates with the oil industry and university cycles, effective marketing is key. High-quality photos, well-written descriptions, and clear information on key features will help your listing catch the eye of potential tenants.

Highlight features that appeal such as proximity to the city centre, transport links, and major employers. For students, highlight nearby universities, public transport, and amenities like grocery stores or cafes. Additionally, if your property is located in a sought-after area like Rosemount, Ferryhill, or the West End, ensure you mention this prominently in your listings.

Consider using virtual tours or video walkthroughs to showcase the property, especially for out-of-town tenants who may not be able to visit in person. Offering a professional, thorough presentation can set your property apart from the competition.

Location, Location, Location

Map of Aberdeen zooming in on a specific street search.

Proximity to Work, Shops and Restaurants & Bars Are Key Factors for Tenants

The location of your rental property in Aberdeen can make a significant difference in its appeal. Tenants typically prioritise convenience – proximity to public transport, major employers, and amenities like shops and restaurants are all crucial factors. If your property is located near the University of Aberdeen or Robert Gordon University, you’ll likely attract students, while those near oil and gas company headquarters will appeal to professionals in the industry.

Highlight nearby parks, gyms, or popular areas, as these add to the property’s lifestyle appeal. Additionally, good access to public transport or main roads can be a major plus for those who commute in the city.

Conclusion

Maximising the appeal of your rental property in Aberdeen comes down to a few key factors: modernising interiors, investing in energy efficiency, maintaining the property well, and marketing it effectively. By staying up to date with tenant expectations, you can ensure your property remains attractive and competitive. A well-maintained, thoughtfully presented property can help you retain tenants for longer, justify higher rent, and ultimately increase your rental income in Aberdeen’s dynamic market.

If you would like further advice and support about letting out your property in Aberdeen or surrounding Aberdeenshire, why not contact Pebble Mountain Properties. We offer a tailored management service and understand that communication is a key factor to ensuring that both landlord and tenant have a seamless letting experience.

Condensation is a common issue that may occur in many households, particularly during colder months. Condensation occurs when moist air meets cold surfaces, converting water vapour into liquid.

This process can create a damp environment, which not only fosters the growth of mould and mildew but also poses potential health risks and structural damage. It could start from something as simple as drying clothes inside, steam from a kettle or cooking on the hob.

Fortunately, there are practical steps you can take to minimise or reduce condensation dampness in your home as tenants.

Causes of Condensation Dampness:

Several factors contribute to the development of condensation dampness:

Poor Ventilation: Inadequate airflow can trap moisture indoors, increasing the likelihood of condensation on surfaces.

High Humidity Levels: Cooking, bathing, and breathing can raise indoor humidity levels by releasing moisture into the air.

Cold Surfaces: Cold windows, walls, and floors provide ideal surfaces for condensation to form.

Tips to Minimise Condensation Dampness:

Improve Ventilation: Proper ventilation is essential to reduce condensation. Ensure your home is adequately ventilated by using extractor fans in kitchens and bathrooms and opening windows in living areas and bedrooms to help fresh air to circulate.

Use Dehumidifiers: Dehumidifiers may help control indoor humidity levels. It works by extracting excess moisture from the air, helping to prevent condensation. These will need to be checked and emptied regularly.

Maintain Consistent Heating: Keep your home heated to a consistent temperature, particularly in colder areas prone to condensation. This prevents significant temperature differences between indoor surfaces and the air, which can lead to condensation. A low temperature of at least 15 degrees in all rooms can help prevent dampness and mould.

Dry Clothes Properly: Dry clothes outdoors or use a vented tumble dryer. If you’re drying clothes by hanging them indoors, ensure windows in the room are open for ventilation to prevent excess moisture from accumulating. Drying clothes on the radiator should be avoided at all costs as this can also cause condensation and may lead to the potential growth of mould.

Cover Pans with Lids: When cooking, use lids on pots and pans where possible to reduce the amount of steam escaping into the air. Make sure you use extractors above hobs where fitted.

Report Leaks: check that there are no leaks in your home’s plumbing, roofing, or windows, as leaks can introduce excess moisture. Tenants should report any maintenance issues to their landlords or letting agents.

Regular Cleaning: Clean mould and mildew-prone areas regularly using mould-resistant cleaning products. This helps prevent their growth and reduces the likelihood of dampness.

Thermal Curtains: Using thermal curtains can help keep indoor surfaces warmer, reducing the chance of condensation. Tenants should ensure they get proper written permission to change curtains from landlords or letting agents.

Position Furniture Wisely: Avoid placing furniture directly against walls, as this can inhibit airflow and create pockets of stagnant air where condensation can form. There should be a several inch gap between the wall and sofas, for example.

By implementing the above tips, you can significantly reduce the occurrence of condensation dampness and create a healthier and more pleasant living environment for you and your family.

Please don’t hesitate to report or contact us with any maintenance issues.

Operating a House of Multiple Occupation (HMO) in Scotland requires landlords to adhere to specific licensing regulations. HMOs are properties rented out to three or more unrelated individuals who share common areas such as bathrooms and kitchens. To ensure the safety and welfare of tenants, the Scottish Government has implemented HMO licensing requirements. This concise guide aims to assist landlords in understanding and complying with these regulations.

Determine if your property requires an HMO license:

To begin, it is vital to establish whether your property satisfies the requirements for HMO licensing. In Scotland, an HMO license is mandatory for properties that meet the following conditions:

  • The property is rented to three or more unrelated people.
  • The occupants share basic amenities such as bathrooms and kitchens.
  • The property is their primary residence.

Apply for an HMO license:

Every local authority has its own application process, so it is essential to consult their guidelines and complete the necessary paperwork accurately. Failure to obtain a licence for an HMO can result in severe penalties.

Meet the licensing standards:

The local authority has established specific standards that the property must meet to obtain an HMO license. These standards guarantee that the premises are safe and suitable for living. Some of the requirements include:

  • Sufficient fire safety measures, including relevant smoke alarms and self-closing fire doors.
  • Proper electrical and gas safety installations, with regular inspections.
  • Appropriate facilities and space for the number of occupants.
  • Adequate sanitation and waste disposal arrangements.
  • Ensure that any lockable bedroom doors are fitted with a lever latch and secured with a suitable lock and thumb turn mechanism.
  • Compliance with local planning regulations.

Manage your HMO property effectively:

Managing an HMO involves various responsibilities to maintain compliance and provide a safe living environment for your tenants. Key considerations include:

  • Conduct regular safety inspections and maintenance checks.
  • Keep accurate records of inspections, repairs, and safety certificates.
  • Provide information on who to contact about the management of the property.
  • Communicate concise instructions on how to handle emergencies, for instance, in the event of a fire or gas leak.
  • Provide clear information to tenants regarding their rights and responsibilities.
  • Respond promptly to tenant complaints and address maintenance issues.
  • Ensure common areas are well-maintained and kept clean.
  • Comply with regulations on tenancy deposit protection and fair rent collection.

Renewing and updating your HMO license:

In Scotland, HMO licenses are valid for three years. As a standard procedure for license renewal, the council will evaluate to ensure that the property meets the necessary licensing standards. It is crucial to stay up to date with any changes in legislation and maintain ongoing compliance with the regulations.

ways to increase your rental yield

Most landlords strive to achieve a high rental yield. To maintain a stable financial situation, an adequate rental yield is necessary to compensate for mortgage payments, repairs, and maintenance. Regardless of the location or price of the property, there are ways to maximize profits while reducing expenses.

What is Rental Yield?

Rental yield is essentially the potential returns you expect on property investment through rent. From making simple upgrades to targeting specific tenants, here’s some straightforward advice on ways to increase your rental yield.

Evaluate your outgoings

When considering your rental yields as a landlord, it is imperative to consider your fixed costs. Maintain a close eye on your outgoings and set reminders to consider alternatives when the time arises. Mortgage payments, insurance premiums, or leasehold payments may be included in the cost.

Refurbishment

You should consider whether any increase in rent is justified by the condition of your property. It is also possible to establish long-term tenancies by refurbishing and redecorating your property, which demonstrates that you care about your tenants and encourages them to treat the property with a greater degree of respect. Providing appliances, repainting, replacing the carpets, adding a work desk, and updating the bathroom and kitchen could make tenants feel more comfortable in paying a higher rent.

Convert, extend or add

The possibility of adding more rooms or increasing the number of bedrooms may not be available to all landlords, but if there is space, you may wish to explore this option. For instance, some landlords may consider converting their garage or loft into an extra bedroom to increase their rental income. Rules and regulations including potential planning permission may need to be adhered to before conversions, extensions or additions can be made.

Storage

Adding space to your property is another way to add value and make it more appealing to renters. Simple storage solutions like inbuilt cupboards can do the trick. Especially if your target market includes growing families.

Be flexible

The ability to be flexible is highly valued by prospective tenants. Allowing minor aesthetic changes to let pets in can grow your yield over time.

Sustainability

Considering the increasing popularity of sustainable living, improving insulation, and implementing green changes to your rental property may attract tenants in greater numbers. It is not only cost-effective for you to improve the energy efficiency rating of your property, but it is also a deciding factor for potential tenants. Making a property more eco-friendly can differentiate you from your competitors and justify a higher rental charge.

Consider Students

If your property is in an area close to one or more universities, you can take advantage of the robust and consistent demand for accommodation in the student market. The primary benefits of renting to students are twofold. Primarily, a group of students will usually require accommodation for a minimum of 12 months (corresponding roughly to the academic year) and may stay even longer if they are only in their second year of study and happy with the property you provide.

This reduces your risk of lengthy void periods, leading to lower standing costs that impact your annual yield. Then, students tend to rent in groups of three, four, or five. If you have a multi-bedroom property, renting to multiple sharers will increase your monthly income. Though renting to sharers might mean a slightly greater risk of wear and tear or accidental damage, the higher monthly rent will still most likely leave you with a stronger overall net yield.

Hiring a letting agent/ property management company can help you get the most out of your property portfolio. If you have the right tenant in your property, your rental yields are more likely to go up and if they take care of the house, your costs may go down.
